How to Choose a Roofing SEO Agency: Costs, Timelines, and Red Flags

What a roofing SEO agency should deliver each month, what it costs, how long it takes, and the 12 questions to ask before you sign. Sourced, no hype.

Buyer's guide for roofers: what roofing SEO costs, how long it takes and what to ask before you sign

Disclosure: SeoChopper sells roofing SEO. This guide is written so you can evaluate any agency, including us.

Quick answer: A roofing SEO agency gets your company found when homeowners search Google, Google Maps and AI assistants for roof repair or replacement in your area. The published monthly prices we could verify in October 2026 start between $1,500 and $2,800, and a well-run campaign usually brings its first organic calls within 3 to 6 months.

Roofing leads are expensive. LocaliQ's home services benchmarks (2025, 3,211 search campaigns) put roofing and gutters at $228.15 per paid-search lead. That's the highest of any home-service category, and about 2.5 times the $90.92 home-services average. It's why so many roofers look at SEO: leads that don't charge per click.

The hard part is choosing who does it. Plenty of agencies publish "best roofing SEO agency" lists, and most of them rank their own author first. This guide does something different. It shows what good roofing SEO work looks like, what it costs, and how to check any agency's claims before you sign.

What a roofing SEO agency actually does

A good agency does four jobs: it gets your Google Business Profile into the map pack, builds service and city pages that rank, grows your reviews and citations, and makes your business easy for AI assistants to read. Everything else supports those four.

1. Map pack visibility

The local map results are what a homeowner sees first when they search "roof repair near me." Ranking there depends on your Google Business Profile: the right category, a correct service area, steady reviews and recent job photos.

2. Service and city pages

You need one page for each service you want to sell: roof repair, roof replacement, storm damage, inspections, metal roofing, flat or commercial roofing. Then you need pages for the cities that matter most. A good city page shows local proof, like jobs completed there and photos from those jobs, rather than the same text with a new city name.

3. Reviews and citations

Reviews affect both your rankings and whether people call. Citations are your business name, address and phone number (NAP) listed the same way across directories. Whitespark's Local Search Ranking Factors added a separate AI search visibility ranking for the first time in its 2026 edition, so this groundwork now counts twice.

4. AI visibility

ChatGPT, Perplexity and Google's AI features pull from your website, your profile and what other sites say about you. Clear service pages, accurate business details and mentions on trusted sites make you easier to recommend.

Why roofing SEO is different from other trades

Roofing searches come from four different situations, and each one needs its own page:

SituationTypical searchWhat the page must do
Active leak"emergency roof repair near me"Show a phone number at the top and same-day availability
Storm or insurance claim"hail damage roof inspection [city]"Explain the inspection and claim process step by step
Planned replacement"roof replacement cost [city]"Show price ranges, materials and financing
Commercial"TPO roof repair [city]"Speak to property managers about specs and scheduling

An agency that builds one generic "Roofing Services" page isn't doing roofing SEO. If you'd rather handle some of this yourself, our guide to SEO for roofers covers the do-it-yourself version, step by step.

What a professional SEO agency for roofing contractors delivers each month

You should be able to say in plain words what your agency did last month. If the report shows only rankings and traffic, ask what was built or fixed.

Here's a reasonable monthly baseline to expect from any agency working with a single-market roofer:

DeliverableMonthly baselineHow you check it
Google Business Profile posts and job photosWeekly posts, real photos from real jobsYour profile dashboard
New or improved service and city pagesA few pages, each listed by URLThe URLs in the report
Review requestsAfter every completed jobReview count and how recent they are
Citation fixesFull audit in month 1, then as neededCitation report
Technical fixesEach fix listed by nameGoogle Search Console
Links and mentions earnedNamed sites, not just a countA list of live URLs
Call trackingEvery call and form, tied to booked jobsCall log and recordings
AI visibility checkThe same set of prompts in 3 to 4 AI toolsPrompt log

Your first report should set a baseline: organic and map-pack calls per month, map-pack positions across your service area, indexed pages, review count, and current AI prompt results. Without a baseline, no later number means anything.

How much does roofing SEO cost in 2026?

Published roofing SEO prices start around $1,500 a month and climb with market size, the number of cities, and how much work your site needs. Many agencies don't publish prices at all, so always ask for a written list of what you get each month.

These are the published prices we could confirm on each agency's own website, checked October 10, 2026. Prices change, so confirm with each agency.

AgencyPublished priceNotes
EmbarqueFrom $1,500/moEntry tier of its monthly SEO packages
Hook AgencyLocal SEO from $2,800/moAEO from $4,000/mo
SeoChopperQuoted after a free auditFixed-scope build or monthly retainer

What moves the price

  • Market size: a metro with hundreds of roofers costs more than a small town.
  • Number of cities you want to rank in.
  • Site condition: a slow or outdated site may need rebuilding first.
  • Content volume and link-building effort.
  • Whether ad management is bundled in.

Compare cost per booked job, not cost per month

Here's an illustration using LocaliQ's benchmark. At $228 per paid-search lead and a 25% close rate, each job booked from search ads costs about $912 in lead spend. If a $2,500-a-month SEO program books 10 jobs in a month, each costs $250. Your numbers will differ, so ask any agency to show this math with your own close rate.

How long until roofing SEO brings calls?

In a typical market, expect map-pack and page movement within about 90 days, and steady organic calls by months 4 to 6. A brand-new domain in a dense, storm-heavy metro can take 8 to 12 months.

PeriodWhat should happen
Month 1Audit done, call tracking live, Google Business Profile fixed, technical errors listed
Month 2New service and city pages live, citations cleaned, review requests automated
Month 3Rankings move; first organic calls arrive
Months 4–6Lead flow builds month over month
Months 6–12Results compound; expand to more cities and services

Timing tip: work started in winter is in place before spring storm season, when demand spikes.

Roofing local SEO agency work: the map pack and your Google Business Profile

For most roofers, the Google Business Profile drives more calls than the website. A good agency should set the right category, set up your service area correctly, keep the profile active, and protect it from suspension.

What good Google Business Profile management looks like:

  • Primary category set to "Roofing contractor," not "General contractor."
  • Address hidden if customers don't visit your office, with service areas set by city or ZIP code.
  • One profile per business, with old or duplicate listings removed.
  • Real job photos and posts every week.
  • A review request after every job, and a reply to every review.

Reviews now carry hard thresholds. BrightLocal's Local Consumer Review Survey (2026, 1,002 US adults) found that 47% won't use a business with fewer than 20 reviews, 31% only use businesses rated 4.5 stars or higher, and 74% only consider reviews from the last three months.

There's also room to win. Home Service Base's analysis of 89,519 roofing Google Business Profiles (September 2026) found that 31.9% link to no website and 15.7% are unclaimed.

The 2026 suspension problem

On April 27, 2026, Google suspended a large number of Business Profiles in one wave, and home-service businesses were hit hardest, according to Wolfpack Advising. A suspended profile disappears from Maps. One Washington HVAC contractor estimated a loss of at least $300,000 during its suspension (ACHR News, 2026).

Ask any agency two things: how they prevent suspensions, and what their reinstatement process is. Your company should be the primary owner of the profile, with the agency added as a manager.

Can an agency get your roofing company into ChatGPT and AI Overviews?

Partly. No agency controls what AI tools recommend, but an agency can make your business easier for them to find, read and trust. Treat any guarantee of AI placement like a guaranteed #1 ranking: a red flag.

What the data shows:

  • 45% of consumers now use ChatGPT or other AI tools for local business recommendations, up from 6% a year earlier (BrightLocal, 2026).
  • 83% of homeowners who hired a trade started their search online, and 22% used AI tools like ChatGPT (Scorpion, 2026).
  • AI Overviews appeared on 17.7% of 237,990 home-service searches, and on 12.2% of searches that included a location (WebFX, 2025).
  • ChatGPT names about 4 businesses per local answer, and Google's AI Mode and AI Overviews share only about 29% of the businesses they recommend (BrightLocal, 2026).

The takeaway: Google search and the map pack still bring most roofing leads, but AI use is growing fast and picks businesses differently. It needs its own tracking.

What improves AI visibility is mostly good local SEO done thoroughly: consistent business details across directories, detailed reviews, clear service and city pages, and mentions on trusted third-party sites. Google says its AI features need no special markup or extra optimization beyond normal SEO. Its hiring guidance also tells you to check that any AEO or GEO advice matches Google's own AI guidance. If you want the longer version, our explainer on how AI engines choose what to cite walks through the research.

How to check your AI visibility yourself

  1. Write 15 prompts a homeowner might use, such as "best roofer in [city]" or "who does hail damage inspections in [city]."
  2. Run each one monthly in ChatGPT, Perplexity and Google AI Mode, and note any AI Overview on Google.
  3. Log whether your company is named, linked or absent, and who appears instead.
  4. Compare month over month, and ask your agency to show you the same log.

This is the same method behind our answer engine optimization reporting, and you can run it on any agency's work.

Roofing specialist or generalist agency?

A roofing-only agency knows roofing search behaviour from day one. A generalist brings a bigger team and more channels. Each carries a different risk.

RiskTemplate sites and strategies shared with other roofers, sometimes in your marketYou pay for their roofing learning curve
Ask them"Do you work with other roofers in my service area?""Show me roofing clients, not related trades."

Whichever you choose, a roofer SEO agency should be able to show you a roofing client in a market like yours that ranks today.

12 questions to ask a roofing SEO agency before you sign

Google's own guide, Do you need an SEO? (updated June 2026), is the best starting checklist. The first six questions come from it; the rest are specific to roofing.

  1. Can you show me roofing clients in a market like mine that rank today?
  2. Can I speak with two current roofing clients?
  3. What results do you expect, by when, and how do you measure success?
  4. Will you share every change you make to my site, and explain why?
  5. Do you follow Google Search Essentials?
  6. Can you run the audit with read-only Search Console access? (Google advises against granting write access at the audit stage.)
  7. Do I own my website, domain, content, Google Business Profile and tracking numbers if I leave?
  8. Do you work with other roofers in my service area?
  9. How do you handle storm and insurance searches differently from retail replacement?
  10. What happens if my Google Business Profile gets suspended?
  11. How do you connect calls to booked jobs, not just leads?
  12. What does your AI visibility work involve, and how do you measure it?

Red flags

  • A guaranteed #1 ranking or guaranteed AI placement. Google is direct: no one can guarantee a #1 ranking.
  • A requirement to link to the agency from your site. Google says you should never have to.
  • Cold emails claiming your site "isn't listed in search engines."
  • Refusal to show what they change on your site.
  • The agency, not you, owns your domain or Google Business Profile.
  • Reports with rankings and traffic but no calls.
  • A "proprietary score" presented as Google data. Google says third-party tools have no access to its internal ranking data.
  • A virtual-office address and testimonials with first names only.

SEO vs Google Ads vs Local Services Ads for roofers

Ads bring calls this week. SEO brings cheaper calls that keep coming after you stop paying. Most roofers run ads while SEO builds, then shift budget as organic leads grow.

ChannelSpeedHow you payLead ownership
Google Search AdsDaysPer click; roofing averaged $10.70 per click (LocaliQ, 2025)Exclusive
Local Services AdsDays to weeks after verificationPer leadExclusive

Google is bringing Local Services Ads into Google Ads as a pay-per-lead Performance Max campaign type, starting with some US advertisers in August 2026 (Search Engine Journal). Ask any agency that manages your ads how they're preparing.

How SeoChopper approaches roofing SEO

SeoChopper is a founder-led technical and local SEO practice. We build roofing campaigns around booked inspections and jobs, not rankings. The full playbook is on our roofing SEO services page; here's the short version.

  1. A read-only audit of your map positions, listings, reviews, site and the AI answers for your market.
  2. Google Business Profile cleanup, consistent listings everywhere, and call tracking.
  3. Separate pages for storm, insurance, retail and commercial searches, written plainly.
  4. Review requests your office can actually run, and citation cleanup.
  5. Monthly AI prompt tracking, using the method above.
  6. A plain-English monthly report tied to booked inspections and jobs.

Pricing: a fixed-scope build or a monthly retainer, quoted after the free audit, so you have a real number before you commit to anything.

Frequently asked questions

What is a roofing SEO agency?

A roofing SEO agency is a marketing company that helps roofing contractors rank in Google search, the Google Maps local pack and AI assistant answers. Its work covers Google Business Profile management, service and city pages, reviews, citations, technical fixes and call tracking.

How much does roofing SEO cost per month?

Published prices we could verify in October 2026 start around $1,500 a month, with local SEO packages from specialist agencies at $2,800 or more. Many agencies only quote after an audit. Ask for a written list of monthly deliverables so you can compare quotes fairly.

How long does roofing SEO take to work?

Expect ranking movement within about 90 days and steady organic calls by months 4 to 6 in a typical market. New websites in competitive, storm-heavy markets can take 8 to 12 months, so starting in the quieter months before storm season matters.

Is SEO worth it for a small or new roofing company?

Usually, yes, if you can wait a few months for results. One roof replacement can cover several months of SEO fees. If you need calls this month, run Google Ads or Local Services Ads while SEO builds, then shift budget as organic calls grow.

Should I hire a roofer SEO company or do it myself?

Google says many small local businesses can do much of the work themselves with its SEO Starter Guide. Hiring makes sense when you lack time, compete in a dense market, need a site rebuild, or want to expand into new cities.

Can SEO help after a storm?

Only if it's in place before the storm. Pages for hail damage, wind damage and insurance inspections need weeks or months to rank. A strong profile with recent local reviews also helps homeowners choose you over out-of-town storm chasers they can't verify.

Can any agency guarantee results?

No. Google states that no one can guarantee a #1 ranking, and no agency controls what AI tools recommend. What an agency can guarantee is its work: the deliverables, transparency about every change it makes, and reporting you can check for yourself.

How do I know if my current agency is working?

Check three numbers monthly: calls from organic search and your Google Business Profile, map-pack positions across your service area, and booked jobs from those calls. If all three are flat after six months, ask for a written explanation and plan.
